To understand the impact sealcoating can have on the overall lifespan of your parking lot, it’s first important to understand the nature of asphalt paving itself. Asphalt, which is the black stuff that coats the aggregate in the pavement, is a by-product of the oil refining process. Because it is oil-based, asphalt offers excellent waterproofing characteristics. It’s also very flexible and very sticky as well. Asphalt does an amazing job of holding together all the aggregate.
In addition to providing a much safer traveling and parking surface for drivers, asphalt services protects what’s beneath the aggregate base, as well as the clay or dirt subbase from getting wet causing extensive damages. When water finds its way beneath the asphalt's pavement layer it weakens the structure of the pavement. This is when the bigger problems begin form, including potholes, extensive alligator-type cracking and additional damage that require costly repairs.
Unfortunately, asphalt is not perfect. As it ages it naturally begins to deteriorate. There are several causing factors ranging from the sun, air, incliment weather and heavy traffic flow to name a few. This causes the foundation to eventually break down. The first sign that you will notice is when the beautiful black color starts fading to a dull greyish hue, then following, small “hairline” cracks usually begin to appear.
Timely and proper sealcoating applications can prevent or delay this costly issue. Compared with other pavement “quick fix" options such as cracksealing, remove-and-replace repairs and asphalt overlays, sealcoating is the easiest, most inexpensive and least-disruptive step you can take to protect your investment.
