To understand the impact sealcoating can have on the overall lifespan of your parking lot, it’s first important to understand the nature of asphalt paving itself. Asphalt, which is the black stuff that coats the aggregate in the pavement, is a by-product of the oil refining process. Because it is oil-based, asphalt offers excellent waterproofing characteristics. It’s also very flexible and very sticky as well. Asphalt does an amazing job of holding together all the aggregate.

In addition to providing a much safer traveling and parking surface for drivers, asphalt services protects what’s beneath the aggregate base, as well as the clay or dirt subbase from getting wet causing extensive damages. When water finds its way beneath the asphalt's pavement layer it weakens the structure of the pavement. This is when the bigger problems begin form, including potholes, extensive alligator-type cracking and additional damage that require costly repairs.

Unfortunately, asphalt is not perfect. As it ages it naturally begins to deteriorate. There are several causing factors ranging from the sun, air, incliment weather and heavy traffic flow to name a few. This causes the foundation to eventually break down. The first sign that you will notice is when the beautiful black color starts fading to a dull greyish hue, then following, small “hairline” cracks usually begin to appear.

Timely and proper sealcoating applications can prevent or delay this costly issue. Compared with other pavement “quick fix" options such as cracksealing, remove-and-replace repairs and asphalt overlays, sealcoating is the easiest, most inexpensive and least-disruptive step you can take to protect your investment.

So, what, specifically, does sealcoating do?

Prevents water intrusion beneath the surface.

Because almost all sealer contains fine aggregates (usually silica sand or Black Beauty boiler slag) sealcoating fills the hairline cracks, which is an early sign of the asphalt starting to age. When taking preventative measures by filling these cracks, you’re reducing the likelihood of water being able to find its way beneath the asphalt pavement's surface. The longer you can keep water out, the longer your pavement will last.

Slows deterioration from oxidation.

Unfortunately we can’t prevent oxidation. The deterioration of the asphalt binder results from exposure to the air and the sun’s ultra-violet rays. Timely sealcoating maintenance slows this process drastically. Oxidation causes the pavement to become brittle, making it easier for cracks to occur and to grow and spread more quickly. Other deterioration issues begin to form as well. Applying sealer to the pavement surface adds a layer of protection on top of the asphalt binder so that the sealer takes all of the exposure of the weather elements, and not the binder itself. Regular application of sealer is performed generally every two or three years depending on region and traffic flow. It will greatly extend the life of your pavement and restore its beauty as well.

Protects the asphalt binder from oils and gasoline.

Because asphalt is petroleum-based, any petroleum-based liquid that leaks on it will essentially “join” with the binder and soften the asphalt. That opens the door to an even quicker, and possibly more-extensive damage to your pavement. (If you’ve ever noticed the black spots near the parking blocks in parking spaces, which are oil stains, then you’ve seen the damage leaks can cause. Important Note: If your parking lot contains any black oil spills / stains, they must be repaired prior to being sealcoated. Failure to adequately repair oil stains will prevent the sealer from having any impact on those areas of the pavement and the damage will then continue to spread.

Enhances skid-resistance.

As asphalt pavement ages the “fines” (tiny sand-size particles) are usually the first to wear away. Applying sealer that contains sand or boiler slag not only helps lock those "fines" into place, but also replenishes them onto the surface while also providing some additional traction.

Enhances flexibility.

Asphalt pavement is termed as a “flexible” surface, as opposed to concrete pavement which is “rigid”. When vehicles drive over an asphalt surface it essentially flexes (microscopically) under their weight. As pavement ages and becomes brittle and the pavement flexes less. Heavier traffic flows can create cracks sooner as well. Applying sealer regularly helps the pavement retain its flexibility and slow its path to brittleness.

The combined impact of all these things that sealcoating does to a pavement is that it greatly extends pavement life. Note:

While sealcoating can benefit your pavement in many ways, it’s important to understand that it is not a structural improvement. Sealcoating your pavement is like painting your house. It protects and improves appearance but provides no structural benefit.

*BONUS* Enables easier pavement cleaning.

While this isn’t a benefit to the physical pavement, it can be helpful. Try taking a push broom and sweep your concrete sidewalk – then take the broom and sweep a section of sealcoated pavement. Where the concrete tugs on the broom the sealed pavement allows the broom to slide easily over the surface.

At a bare minimum, we recommend annual hot rubber crack sealing for asphalt showing signs of cracking and fresh parking lot markings every 1-3 years to protect your asphalt investment and keep your parking lot looking good, clearly marked, and well-maintained.
